Preparing for a Body Corporate AGM
The Annual General Meeting (AGM) is the most important meeting in the body corporate calendar. It is the meeting at which owners vote on the budget, set levy amounts for the coming year, elect the committee, and resolve major items affecting the building. A poorly-prepared AGM can result in invalid resolutions, levy disputes, and committee elections that are later challenged — all of which are time-consuming and expensive to unwind.
The legal requirements for AGM notice periods, quorum, and agenda content differ between states. In QLD the notice period is 21 days; in NSW and VIC it is typically 14 days. Missing these requirements can invalidate the meeting. Preparation should start at least 8 weeks before the AGM date.
